As a current or future owner of real property, you will most likely need legal advice in regard to the real estate you are buying or selling. Real estate agents in California cannot give you legal advice. As this may be one of the most important and expensive investments of your life, this legal service is designed to answer transactional, non-dispute related questions pertinent to the sale, purchase and/or ownership of your current transaction. These questions may arise before, during, or after the close of escrow.

A $50,000 Seller Protection Plan is included in the event of a claim or lawsuit with transaction coverage for six months from the close of escrow.

We believe that if the problem arises between a buyer and seller, they should have the opportunity to resolve their issues without expensive legal fees and litigation. For example, legal fees can take a $5,000 problem and turn it into a $50,000 legal bill and months of legal headaches. Our job is to find answers to these and many other property/transactional related questions, at a fraction of the cost of retaining a knowledgeable real estate attorney.
Our answer to this problem is as follows:
- We facilitate in communicating your claim to the adverse party in a dispute arising out of the real estate transaction, including sample demand letters and self-help guidelines.
- Informal mediation services provided by our Risk Managers to bring about a resolution of most disputes.
- Assistance in arranging mediations, including identifying skilled mediators, to comply with the mediation clause that might be included in your Real Estate Purchase Agreement.
- Information regarding the Small Claims Court system (when appropriate) when other remedies have not resolved the dispute.
